Stage 1

Inception - Appraisal and definition of the project

We evaluate the brief and program, identify the statutory regulations relevant to your site, and advise you on the need to appoint other consultants.

Stage 2

design Concept and Viability

We produce a first proposal for the design. It will show space provisions, planning relationships, the materials to be used, and the standards and suitability of services in sufficient detail for you to be able to approve the design. We advise you on the feasibility of the project as designed, the estimated cost, budget, time schedule and statutory requirements. After this point the brief and accommodation schedule should not be changed without agreement from both of parties. If this is not adhered to it can result in abortive design work, on which fees would be due.

Stage 3

Design Development

Issues of the structure of the building, its form and appearance are finalised. We co-ordinate the work of other consultants that will need to be appointed. If necessary we discuss the design with the local authority. We review the budget and time schedule.

Stage 4.1

council documentation, submission and approval

We prepare documentation sufficient for local authority submission & approval consisting of – All Plans, section & Elevations. Co-ordinating technical documentation with the consultants. XA Calculations [ Energy Efficiency of the building] Obtain the clients authority and submit documents for approval.

Stage 4.2

construction Documentation and Procurement

We prepare specifications for the works, co-ordinate technical documentation with the all of the consultants, prepare construction and contract documentation and arrange the signing of the building contract.

Stage 5

Construction Contract Administration

Once all contracts have been finalised, we hand over the site and relevant construction documentation to the contractor/s.  We initiate and review sub-contract design and documentation and inspect the works regarding conforming to the contract agreement. Interim payment valuations are received and approved.

At stage 5, we review and approve all subcontract shop drawings for design intent, and update the drawings register. Contract instructions are issued, and we review and apply for relevant operations and maintenance manuals, guarantees, certificates and warranties. Statutory certificates are obtained, the works are inspected, and practical completion and defects lists are issued.

Stage 6

Close-out

In this final stage we inspect, verify and rectify defects. Payment valuations and completion certificates are also received and approved at this stage.  

Operations and maintenance manuals, guarantees and warranties are prepared or procured. As-built drawings and documentation is prepared and procured as required.  Finally, the works completion certificate is issued.

If architecture is the bones and muscle, interior design is the skin. Our approach to interior design is to always remain true to the vision for the “bones” of the building.

Our interior designers are au-fait with our intentions regarding look-and-feel of a project and work closely with the architects to ensure coherence of style, mood and design.
